Once a decision has been made to sell a
house, you will need an experienced,
professional real estate agent to insure
that the sale is executed quickly and profitable. 
To assist you with this goal, I will do the Following:

1. Meet you and get to know you, and  
    offer loyalty to you in every aspect 
    of selling your property.
2. Review your property and advise you 
    what may help sell your property faster.
3. Review tax and special assessment information, utility costs,
    history of the property, etc.
4. Put together detailed report which may include the following:

    ► My marketing program to sell your home to prospective
        buyers and to other REALTORS.

    ► Information about my company.

    ► Recommendations regarding price and terms.

    ► Current financing information.

    ► An estimate of selling costs.

5. Prepare the actual paperwork required to present your home
    to the market. (MLS etc)
6. Guidance in preparing (staging) the property to show to its 
    greatest advantage.
7. To market your home I will:

    ► Contact all REALTORS with a huge email data base.
    
    ► Input your property to the MLS immediately, which will 
       expose your property around the world trough:
       www.Realtor.com, www.homeinchicagosuburbs.com
       www.medinahhomesales.com, point2 National Listing Service
       which in turn will submit my site to all major search engines.
       International it will go on www.immowelt.de
       www.worldrealtysearch.com, and many more. Exposure is the
       key to a successful home sale.

    ► If appropriate, hold your house open and prepare financing
        packages of possible ways for buyers to buy your home. And
        of course all the other required steps like advertising, signs
        and flyers etc. 

8. Communicate regularly with you during the marketing of your 
    property.
9. Present all offers made on your home in a timely matter.
10. Counsel you on all offers and negotiate the best possible price.
11. Negotiate and follow through with the completion of all major
     contingencies.
12. Make certain that the buyer(s) loans are processed promptly.
13. Along with your Attorney follow up on all closing procedures.
